108 separate buildings on a 40 acre site were termite ten treated, painted, new fences installed around patios, new roofs, extensive landscape including trimming 1000 trees, new security lighting around the site and new signage was installed. Repaved and striped 600 space parking area. Reconfigured 10 units into ADA Accessible units. Units received new kitchen cabinets, countertops, dishwashers, sinks, faucets, marble countertops, sinks, faucets, medicine cabinets, bathroom accessories, flooring and toilets. Hardwired smoke detectors were installed in each bedroom and hallway.
HUD 21 (d)4, Federal Low Income Housing Tax Credits, Edison Capital and Tax Exempt Bonds.
This complex urban project was completed using fast-track construction in and amazing six months. The entire project from inception to completion, including property purchase and finance arrangements, was completed in one year.
ICON Builders managed all community relations, relocating 1,250 residents twice with minimal hardship.
